Currently seeking On-Site Manager for Davis property

Essential Duties and Responsibilities includes but is not limited to:

-Rents/Leases apartments, collect security deposits as required, and completes leases form outlining conditions and terse of occupancy as required by lease.

-Collects rents due and issues receipts.

-Shows prospective tenants apartments and explains occupancy terms.

-Maintains waiting list for apartments and contacts as openings occur.

-Informs prospective tenants apartments of nearby schools, shopping malls, recreational facilities, and public transportation.

-Investigates tenant complaints regarding malfunctions of utilities or furnished household appliances, or good, and inspects vacated or cupid apartments to determine need and extent of service, repair, or renovation.

-Determines needs then orders/purchases building supplies.

-Answers telephone and sorts/distributes mail.

-Trains, cross-trains, supervises assistant, office, housekeeping and maintenance requests.

-Assigns workers to duties such as maintenance, landscaping, and housekeeping.

-Patrols buildings and grounds periodically.

-Provides a safe, secure, and peaceful environment.

-Maintains compliance with all government regulations.

-Directs and coordinates activities of maintenance staff engaged in repairing plumbing or electrical malfunctions, painting apartments or building, and performing landscaping or gardening work, or arranges for outside personnel to perform maintenance.

-Maintains proper paperwork on work orders.

-Resolves tenant complaints concerning other tenants or visitors.

-Documents all complaints and resolutions.

-Arranges for other services such as trash collection, extermination, or carpet cleaning.

-Document all outside service calls.

-Cleans public areas of building and makes minor repairs to equipment and appliances.

-Serves tenants notices. Appears in court as is necessary in eviction cases.

-Conducts regular safety inspections.

-Maintains property list for all inventory and computer software.

-Informs property supervisor of all personnel and employee relation matters.

-Completes and submits all required reports in a timely manner.

-Other duties as required by the nature of property management.

 

Education and/or Experience and Skills:

-1 year certificate from college or technical school; and 1 year experience, preferably in property management, and/or training; or equivalent combination of education and experience.

-Must have computer skills and knowledge of Windows, word processing programs, and spread sheets.

-Ability to read and terpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

-Ability to write routine reports and correspondence.

-Ability to speak effectively before groups of residents, vendors, or employees of organization.

-Ability to calculate figures and amounts such percentages and basic business math skills.

-Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardizations exists.
